Quick answer: Brisbane City Council lets a commercial vehicle use a commercial loading zone for up to 20 minutes without a permit while loading or unloading; longer use needs a commercial vehicle parking permit (fixed-term permits start at 7 days and take up to 10 business days). Heavy vehicles (4.5 tonnes GVM or more) and long vehicles (7.5 m or more) can generally park for only one hour within 100 metres of residential land, unless they are delivering or collecting goods or signs allow it. Airtasker puts Brisbane rates at $103 to $172 an hour.
Parking a removalist truck in Brisbane
Brisbane City Council’s rules for commercial and heavy vehicles are the ones that shape a removal:
| Brisbane City Council rule | What it says | What it means on moving day |
|---|---|---|
| Commercial loading zones | A commercial vehicle loading or unloading goods may stop up to 20 minutes without a permit | Too short for a house move; plan legal kerbside parking |
| Commercial vehicle parking permit | Needed for longer use of loading zones; annual (12 months) or fixed-term (minimum 7 days, maximum 364 days); issued within 10 business days if eligible | Aimed at businesses, not one-off moves; ask your removalist if it already holds one |
| Heavy and long vehicles near homes | May park for up to one hour within 100 metres of residential land, unless parked in line with signs or an exemption applies | Many removal trucks meet the Council’s heavy or long vehicle definitions |
| Exemptions | Include a vehicle delivering goods, providing services or collecting goods | A truck actively loading or unloading your goods is likely to be covered; a parked, idle one may not be |
The Council defines a heavy vehicle as one with a Gross Vehicle Mass of 4.5 tonnes or more (3 tonnes for a component of a combination), and a long vehicle as 7.5 metres or longer, including any load or projection. The rules sit in the Heavy and Long Vehicle Parking Local Law 1999. The Council also says a passenger vehicle counts as a commercial vehicle if its back seats and seat belts have been removed, which matters if a friend is helping with a stripped-out van. We could not find a Brisbane City Council permit that reserves a kerbside space specifically for a household move.
Apartments and body corporate by-laws
In Queensland, the Queensland Government explains that by-laws allow a body corporate to control things like common property and assets. Moving day uses a lot of common property, from the driveway to the lifts, so ask the body corporate manager or building manager for the by-laws and any move-in booking process before you confirm a date with the removalist.
Typical removalist prices
Start with the national ranges in our Australia removal costs guide. Airtasker’s cost guide, updated June 2026, puts the standard package of two removalists and a truck at $111 to $200 an hour nationally, and at $103 to $172 an hour in Brisbane. It gives $1,430 to $2,210 for a three-bedroom house with three movers and a truck, and says weekend, public holiday, end-of-month and summer moves typically cost 20% to 30% more than the base rate. All prices are in Australian dollars and were checked in September 2026.

How to choose a removalist in Brisbane
- Get at least three written, itemised quotes based on an inventory of what is moving, and ask how time is billed and whether a fuel levy applies.
- Ask who arranges the council parking permit and who pays for it.
- Ask about insurance. State regulators say most removalists only insure their own vehicles, so ask what cover applies to your goods and for a certificate of currency.
- Avoid paying upfront. See deposits and final payments.
- Apartment move? Book the lift and loading dock early. See moving from a flat: lifts, stairs, parking and building access.

The ACCC says that when you buy a service, you are entitled to expect it to be provided with due care and skill, to be fit for any purpose you specified, and to be delivered within a reasonable time. If a guarantee is not met, the remedy depends on the situation and can include repair, a refund, cancelling the service, or compensation for damage or loss. The ACCC also notes that services to transport or store goods for business purposes are not covered by the guarantees, but a household move is.
What the Queensland Government says about removalists
The Queensland Government’s guide to using a removalist says to shop around and compare quotes, check whether the business is an AFRA member, and find out whether it requires an upfront payment, warning that upfront payments can be risky. It suggests preparing an inventory of everything being moved, noting existing scratches or dents, and reading the whole contract to check the inventory and what insurance covers. It adds that most removalists only insure their own vehicles, so you will probably need your own cover for loss or damage to your goods.
AFRA membership
The Australian Furniture Removers Association (AFRA) is the industry body. It says it has more than 250 members operating in hundreds of locations and that it provides a no-cost dispute resolution process. The NSW Government says AFRA-accredited removalists must meet set standards, carry public liability insurance and can provide transit insurance for the goods being moved, but also points out that smaller removalists may not be AFRA members. Membership is worth asking about, not a guarantee; check it on the AFRA website rather than relying on a logo.
